Mainsail Digital develops Network Infrastructure Facilities and related power and connectivity infrastructure on sites ranging from 5 to 100+ acres.
We manage every step of NIF development in-house — identifying the right sites, conducting due diligence, entering into Purchase Option Agreements with landowners, and carrying the project through engineering, entitlements, permitting, and utilities interconnections.
For landowners, that means dealing directly with a single, accountable team.
Mainsail develops sites that meet the expectations of our landowners, partners, and customers. The Mainsail leadership team brings over a collective 75 years of senior level energy project origination and development experience.

What we build
A network infrastructure facility is a single-story building — comparable in scale to a grocery store or warehouse, roughly 150,000 square feet and about 30 feet tall. It routes and manages digital network traffic. It is not a retail site, it generates very little vehicle traffic, and it employs a small operations team. These facilities are quiet and low-impact by design: closed-loop cooling means minimal ongoing water use and sound at the property line is comparable to ordinary background noise in a residential area. ~56 dBA at 100 ft
